Launch ICT-based facility management one-stop service for building owners and building management companies

(Headquarters: Osaka, Japan; President and Representative Director: Toshiro Funahashi; Applied Technology) are delighted to announce that the three companies jointly launch an ICT-based facility management one-stop service for building owners and building operating companies today, June 18, 2018.

In the spring of 2018, Yasui Architects & Engineers developed a “BuildCAN”, the first building management system in Japan that links IoT*1 environment sensors with 3-D building model, based on its proven record in offering facility management services for medical facilities and offices. Based on an existing building management system that Yasui Architects & Engineers co-developed with a university, “BuildCAN” now has an environmental management feature that creates comfortable space whilst reducing energy consumption. The system manages not only cleaning, repair, renovation, and maintenance and inspection history, but also monitors and analyzes the level of illumination, humidity, and CO2 via IoT environment sensors, as well as managing information on finishing materials, equipment, drawing, emergency contact network, and more. By linking this information with a virtual building model organically on a cloud platform, the system tracks the building’s current condition and the changes over the years.

Although the requirements for facility management are diverse in general and each client has their specific needs, “BuildCAN” precisely satisfies each individual client’s needs. Yasui Architects & Engineers summarizes each client’s requirements and manages the overall project, and Applied Technology offers system customization services in order to meet the client’s needs in more detail, whilst transcosmos converts the initial facility model from 2D to 3D and maintains/updates the data. What’s more, Yasui Architects & Engineers offers consulting services for future facility investments based on the data analysis. By forming a partnership, the three companies jointly deliver a facility management service that meets various clients’ needs in mid-to-long-term all in one stop.

“BuildCAN” can support clients’ existing facilities flexibly as it can use 3D and 2D data as basic data. Not to mention BIM (Building Information Modeling: a 3D building model) and PIM (Panorama Information Modeling: a simple model which uses panorama photos*2), “BuildCAN” can also convert general 2D data (CAD) and paper-based drawings into data as well as building a model in order to use the data and the model as a base data set. Going forward, the three companies plan to offer on-premise services in addition to the cloud-based service.

The three companies aim to develop “Building Digital Twin Services” in order to forecast the future of the buildings in the virtual world by combining AI analysis systems such as LCC*3 data with this service, the first step towards achieving their aim. The companies continue to satisfy clients’ diverse needs as alliance partners with consulting expertise in order to optimize construction investments and more.
